Have your say in planning future development for our suburbs – revision of LDO (Land Development Objectives)

As residents will know, the CRA organised a special public meeting on 14 September at which proposals were put forward by our appointed Town Planner, Mr Craig Pretorius, and discussion ensued, with a City Council Development and Planning official also present.

Whether or not you were able to attend (and we were pleased to see such a great turn out), you still have an opportunity to give us your comments on the draft plan. 

We have to accept that the City Council has an overall strategy that contains urban sprawl by planning for higher density development in already developed areas; this means that the Council may want certain changes made to the plan we finally submit. For instance, the Council may require further densification in certain areas (eg up to Grosvenor Avenue) or to structure the densities differently i.e. 60du/ha to 40du/ha to 20du/ha. 

However, our needs and concerns have more chance of being considered and incorporated into development policy for our area if we as a community put forward either acceptance of the plan as it stands or make constructive suggestions for additional guidelines.

The draft plan’s essential features are that it shows higher density in the region of Jan Smuts Avenue, and that where subdivision is applied for, it should be a minimum of 1000 sq m for Craighall and 900 sq m for Craighall Park (this is what the majority of residents who completed the CRA survey asked for). 

At the meeting Craig Pretorius indicated that the plan relates only to land allocation. Issues such as traffic density would need the CRA to engage the services of a Traffic Consultant – additional expense and reason to appeal to everyone to become a CRA member – with collective resources, we can manage so much more…

Your written comments might encompass: 
Do you accept the densities (including number of storeys) proposed in terms of the plan? If not, what would you accept and why?
Do you have any specific concerns in terms of services such as water, sewer and electricity? Be specific, mention dates times, streets etc where you have experienced problems. Recommend alternative solutions, particularly in respect of traffic.
Do you have any other concerns i.e. maintenance of parks, roads, illegal uses etc.
Do you want specific guidelines for particular areas? For instance, where the higher density zoning will be immediately adjacent to a single residential dwelling should there be recommended restrictions such as no building less than 10m from the boundary, preserve existing vegetation and/or developer be obliged to landscape etc etc.

Please submit any other ideas/concerns which you consider relevant to the development and enjoyment of the area.
