Craigpark Precinct Plan
(approved by the City Council in October 2007)

 

Officials from the City Council’s Planning department approved the CRA precinct plan which paved the way for the relevant Council committee to give its formal approval.

Of note are the following:

  • Certain areas, especially near Jan Smuts, will be permitted to have higher density areas.
  • The subdivision requirements for both townships will be 10du/ha with a minimum stand size of 800sq.m to provide flexibility.

Background information

The public participation process for planning future development in our area – revision of LDO (Land Development Objectives)

In September 2005 the CRA organised a special public meeting at which proposals were put forward by our appointed Town Planner, Mr Craig Pretorius, and discussion ensued, with a City Council Development and Planning official also present.

We have to accept that the City Council has an overall strategy that contains urban sprawl by planning for higher density development in already developed areas; this means that the Council made certain changes made to the plan we submitted.

However, our needs and concerns and constructive suggestions were taken into account. The majority of residents who completed the CRA survey asked for more controls on sub-division. The CRA originally asked that where subdivision was applied for, it should be a minimum of 1000 sq m for Craighall and 900 sq m for Craighall Park. The City Council was not prepared to approve the plan unless this minimum size was 800 sq m. In order to reach finality on what proved to be a fairly protracted process, the CRA agreed to this. It should be noted, though, that precinct plans can be amended, so residents who have ideas/concerns that they consider will have a bearing on the quality of our suburbs can forward their views to Lee Whitfield.

Notes:

The CRA plan relates only to land allocation. Issues such as traffic density would need the CRA to engage the services of a Traffic Consultant – additional expense and reason to appeal to everyone to become a CRA member – with collective resources, we can manage so much more… 

This was a project where we worked together as a community. Let’s continue to make sure that our suburbs retain most of the special ambience we value within the context of South Africa and Johannesburg today.
